Developed by Concrete Developments, Compound Jewar New Cairo is an integrated residential project situated across roughly 19.5 to 22 feddans in the rapidly growing Sixth Settlement extension of New Cairo. Structurally, the engineering and architectural master plan employs a low-density urban blueprint, capping the physical building footprint at just 25% of the total site area. The remaining 75% of the site is engineered for environmental sustainability and microclimate management, utilizing vast open corridors, green spaces, and integrated water features or artificial lagoons to optimize ambient air quality and natural temperature control while ensuring structural privacy between buildings.

From an infrastructure and layout standpoint, the development showcases contemporary geometric design and minimalist European aesthetics executed by leading engineering consultants. The buildings feature wide, high-efficiency glass facades designed to maximize natural light penetration and thermodynamic efficiency. The compound's structural portfolio accommodates a wide range of functions and layouts, spanning functional one-to-four-bedroom apartments (starting at 115 square meters) up to large garden villas and townhouses. Positioned strategically near critical transit nodes—including South 90th Street, the Middle Ring Road, and the Ain Sokhna Road—the infrastructure safely integrates subterranean parking, pedestrian-only jogging tracks, dedicated athletic facilities, and a central mosque, striking a precise balance between structural durability and upscale, communal functionality.
